Please note that the property will not be available for rent until next month, as my current tenants are still living in the home. Before you apply, please make sure that you meet the qualifications for coverage under my rent default insurance program. This includes having no bankruptcies or evictions in the last five years, no rent currently in arrears or that has been in arrears for 30+ consecutive days in the last 12 months, and the ability to satisfy the financial terms of the lease. In addition, I am asking for the first and last month's rent to move in, a background check and credit check (which costs about $30.00), and a copy of your [insert required documentation here]. There is also a lock change fee of $70.00 when you move out of the home. The pet fee varies depending on the type of animal you have. Please note that the property has a large fenced-in backyard, which requires regular grass cutting. As the lot is a half-acre, it usually takes me about two hours with a push mower, so please be prepared. The current tenant decided not to renew the lease due to the size of the yard.
